Why there is no instant price on this page
Because a number generated from two postcodes and a room count is a guess, and guesses get revised on the morning when somebody finally sees the stairs. Volume, access at both ends, handling level and distance all move the figure. Looking first takes a little longer and produces a price that stays where it was put.
